Not wrong, bro. I also know I’m going to get the seller a better deal even after they pay my commission than if they sell it off market. There are very good reasons for that, especially in a low inventory market like we are currently in which favors sellers.

Of course, not every seller who wants to sell off-market is wrong. I’ve shepherded off-market and pre-market sales myself where everyone involved was extremely happy with the outcome and I was confident the seller got the best case scenario for what was important to them. Sometimes they want privacy. Sometimes they want simplicity. Sometimes they just do not want their life turned upside down for showings.

I get that.

But if your goal is to protect your equity and get the strongest possible price for your home, a private sale is often not the safest strategy for a seller.

Because competition drives price. Exposure creates competition. And it is very hard to create real urgency when only one or two buyers ever get the chance to fall in love with your house.

A quiet deal can feel appealing. It can also make it impossible to know what your home might have commanded on the open market.

A big flat yard.
Privacy.

A main-floor primary suite.
The school district with the strongest reputation.
The neighborhood everybody wants to name-drop.

None of these are bad things to want. Some of them may be musts, and that’s ok — I can work with that! Just knowing what you’ll be paying the biggest premiums for is a helpful tool to understanding the market, weighing what’s most important and deciding what you’re willing to compromise on to stay in budget. Stop and ask whether the things you’re paying those premiums for really bring the most value to your life, or are just nice ideas. 

Because around here, the fantasy gets expensive fast.

The big flat yard sounds dreamy until your week is all drop-offs, practice, and dinner in the car. Mind you, these are the kindest of comments.
And honestly… fair enough.

Yet, we love it.

We love having green space we do not have to mow. We love walking over to Recon Brewing for Tuesday night trivia. I love being able to walk to Coffee Brake to meet a new client, walk to my hair appointment at R&R Salon every month, and pop into Niquea.D Boutique for a closing gift without getting in the car for every little thing.

But the real luxury is not the coffee or the convenience.

It is community.

Our kids almost always have someone to play with. So do we. And being friends with your neighbors is an amenity people seriously underrate.

For all our obsession with privacy, bigger lots, and keeping to ourselves, Americans are spending about a third fewer social evenings with neighbors than they did in the 1970s. Neighborhoods like Meeder push back on that a little, and I think we are worse off without more places like them.

The critics are right, my yard is not huge or especially private.
That is partly because our home is not set up for total separation from everyone around us. It is set up for impromptu porch chats, a drink with neighbors, and kids bouncing between houses on a sunny evening.

And truly, once your kids are past the toddler stage, they do not need a backyard to have a full, happy outdoor life.

No doubt.. this kind of neighborhood is not for everyone.
But if you are moving to Cranberry, relocating to Pittsburgh North, or leaving the city for the suburbs and do not want the usual disconnected subdivision feel, urban concept neighborhoods are worth a look.

You did sadly not list Bloomfield farmers market every Saturday on liberty avenue, 9:00 am to 1:00 pm starting early May and running through November. Outstanding produce from @whocooksforyoufarmpa @coldcofarm specializing in Italian varietals @tinyseedfarm @be.wild.er and the most exquisite European breads sandwiches focaccia’s and pastries from @_breadcrumb ……freedom farm is also their, @realfungillc with wild foraged mushrooms, Chantelle’s cheese shop showcasing small batch artisan cheese their shop is just a few blocks away……and so much more, you must go!

That is partly because our home is not set up for total separation from everyone around us. It is set up for impromptu porch chats, a drink with neighbors, and kids bouncing between houses on a sunny evening. And truly, once your kids are past the toddler stage, they do not need a backyard to have a full, happy outdoor life. No doubt.. this kind of neighborhood is not for everyone. But if you are moving to Cranberry, relocating to Pittsburgh North, or leaving the city for the suburbs and do not want the usual disconnected subdivision feel, urban concept neighborhoods are worth a look. This is where I want to go after college!!
I have family in this neighborhood and they love it. They have great neighbors, all from various backgrounds, some with little children, some are empty nesters and some are childless. They love trivia night, playing Mahjong and shopping local. And just like every busy area, you learn when the roads are busiest and you plan accordingly. You have to enjoy being around people and the busyness of a neighborhood to live here. It sounds like many people in this thread are not those people. Meeder Farms is not for you and that’s a good thing !
Whatever makes you happy. Most tract home neighborhoods have houses that all look the same. I will say that trying to simulate an urban neighborhood all the way out in Cranberry, on land that was likely a farm 20 years ago, is kinda weird. If you want a city feel, there are many neighborhoods like Aspinwall that provide an authentic walkable neighborhood in an actual good school district. Doing this out in the land of strip malls and strip lights is kinda funny, but enjoy.
