The Home Buying Process at a Glance
Here are the "broad strokes" you can expect of the buying process from start to finish.

Initial Consultation
We start by getting to know you and discussing the where, what, why, when and how of your new home, and review the current state of the market to set expectations. We will also help you set up your account on the COMPASS platform and download our mobile app to sync your online search with us, your trusted guides!

Buyer Agency Agreement Review + Signing
Prior to touring homes, the PA Association of REALTORS and the West Penn MLS now require we enter into a written agreement. We will review all of the terms of our agency agreement with you and answer whatever questions you may have so you know what you are agreeing to before you sign.

Line Up Financing
This means getting pre-approved by a qualified lender if you plan on getting a mortgage (which we can help with), or if you plan to buy with cash we need to see proof of funds and can discuss the options for securely providing this.

Tour Homes
Now the fun begins! Now that we have a financing roadmap and your online search tools are in place, we will tour properties in person together to find the one!

Offer Submission, Negotiation + Acceptance
Once we've identified a home you love, we'll help guide you to making a strong but fair offer with the assurance that you're not overpaying or undercutting yourself on terms unnecessarily. This is where having an agent experienced in pricing and negotiation is absolutely key.

Home Inspections + Due Diligence
Once our offer is accepted, if you selected home inspections or other due diligence contingencies (survey, zoning, etc) we will gladly connect you with one of our trustworthy home inspectors and other professionals needed to answer any outstanding questions you might have about your new home.

Mortgage Application, Appraisal + Title Search
While conducting inspections you'll also need to start the process of applying for your mortgage with your lender and order the home appraisal (if required or desired). At the same time we also order the title search and begin deed preparation with one of our preferred closing companies.

Closing Day
This is the day you sign off on the deed, the mortgage and get handed the keys! Congratulations, you're now a homeowner!
