Every homebuyer says they do not want to overpay. Then they start house hunting in Pittsburgh North and immediately fall for the exact things that cost the most. ☠️

Here’s why we chose to live in an urban concept neighborhood in Cranberry Township, even though local Facebook would absolutely like a word.
“The houses all look the same.”
“The lots are so close together.”
“There are so many townhomes.”
Mind you, these are the kindest of comments.
And honestly… fair enough.
Yet, we…

I remember when $1M homes were the tippy top of the Pittsburgh luxury market, something only heard of in Sewickley Heights and maybe Fox Chapel (yes, I am over 40).
30 years later and the market here has changed a lot — but you can still get a really nice home in the North Hills for under $1M!
Case in point: these 4…

Choosing where to live in Pittsburgh North is about more than price point, square footage, or drive time.
It’s about how you want your days to feel, what you want close by, what you’re willing to trade, and which community actually makes sense for the lifestyle you want to have.

You can see it right now in Cranberry (and all over the Greater Pittsburgh area, to be honest) —
Homes are going fast.
Some in days.
And not always the ones you expect.
It’s not about who’s the most excited.
Or who saw it first.
It’s about who was ready before they ever walked through the door. 🚪

Every homebuyer says they do not want to overpay. Then they start house hunting in Pittsburgh North and immediately fall for the exact things that cost the most. ☠️
A beautifully updated house.
A big flat yard.
Privacy.
New construction.
A main-floor primary suite.
The school district with the strongest reputation.
The neighborhood everybody wants to name-drop.
None of these are bad things to want. Some of them may be musts, and that’s ok — I can work with that! Just knowing what you’ll be paying the biggest premiums for is a helpful tool to understanding the market, weighing what’s most important and deciding what you’re willing to compromise on to stay in budget. Stop and ask whether the things you’re paying those premiums for really bring the most value to your life, or are just nice ideas.
Because around here, the fantasy gets expensive fast.
The big flat yard sounds dreamy until your week is all drop-offs, practice, and dinner in the car. Privacy sounds perfect until you realize you actually wanted walkability, community, and neighbors you know. New construction can feel like the obvious move, until you realize that in the Pittsburgh north suburbs, you are often paying a premium for both the new build and the location. And features like a main-floor primary suite, top school reputation, or the neighborhood everyone is impressed by can absolutely shape the price too.
This comes up all the time when I’m working with buyers looking in Cranberry Township, Wexford, Mars, Gibsonia, and throughout the North Hills. The goal is NOT to avoid every premium. It is to know when it fits your real life, and when it is just expensive wishful thinking.
Hi! I’m Melanie Marsh. I help buyers make sense of the Pittsburgh North market, weigh their options honestly, and land in the right home with confidence and no regrets.

“The houses all look the same.”
“The lots are so close together.”
“There are so many townhomes.”

Yet, we love it.
We love having green space we do not have to mow. We love walking over to Recon Brewing for Tuesday night trivia. I love being able to walk to Coffee Brake to meet a new client, walk to my hair appointment at R&R Salon every month, and pop into Niquea.D Boutique for a closing gift without getting in the car for every little thing.
But the real luxury is not the coffee or the convenience.
It is community.
Our kids almost always have someone to play with. So do we. And being friends with your neighbors is an amenity people seriously underrate.
For all our obsession with privacy, bigger lots, and keeping to ourselves, Americans are spending about a third fewer social evenings with neighbors than they did in the 1970s. Neighborhoods like Meeder push back on that a little, and I think we are worse off without more places like them.
The critics are right, my yard is not huge or especially private.
That is partly because our home is not set up for total separation from everyone around us. It is set up for impromptu porch chats, a drink with neighbors, and kids bouncing between houses on a sunny evening.
And truly, once your kids are past the toddler stage, they do not need a backyard to have a full, happy outdoor life.
No doubt.. this kind of neighborhood is not for everyone.
But if you are moving to Cranberry, relocating to Pittsburgh North, or leaving the city for the suburbs and do not want the usual disconnected subdivision feel, urban concept neighborhoods are worth a look.
Ask me about Meeder and other urban concept communities in Pittsburgh’s north suburbs. 🖤💛

This $650K home has the kind of style that immediately sets it apart. The owner was after my own heart with all of the mushrooms and woodland fairy vibes combined with the high-fashion details and pops of rich jewel tones.. MORE OF THIS, please! Colorful, layered, collected, a little earthy, a little moody, and pulled together in a wooded setting with privacy and room to breathe — 2 things you’ll never get in the West Village.
And that’s what I love about finding a home like this in Pittsburgh’s North Hills. It proves what I always say: you do NOT have to choose between a life that works and a home that stirs something in you. In places like Cranberry Township you can be close to green space and everyday conveniences, enjoy more affordability and have all the things that support a thriving family without sacrificing surroundings that make your heart sing, inside and out. 💗
For anyone looking at this price point in Cranberry or around Pittsburgh North for a home with personality and polish, this one is such a good find!

This newly listed home in Adams Township gets you 5 bedrooms, a real home office, a big finished basement, and an open layout that doesn’t feel cold or cavernous. The kitchen has plenty of room to cook and host, and the whole house strikes that rare balance between open-concept and still feeling cozy.
And the backyard? That’s where it really starts showing off! Big, fenced, private, and wooded. The outdoor kitchen and fireplace speak for themselves. Just look and I dare you to tell me you don’t want that.
Set on a quiet cul de sac near Pittsburgh North’s rural countryside of Valencia and in Mars Area School District, this one has the space, the setting, and everything in between! 😍

If you’re weighing Cranberry, Wexford, Gibsonia, or Mars, this is where you need to be starting. Each offers something a little different, and the best fit is usually less obvious than people expect and more nuanced than Google searches can provide.
Whether you’re moving from the city, another part of Pittsburgh, or from out of town, this is the framework I use to help buyers make smarter, more satisfying moves in the Pittsburgh North suburbs.

Most buyers start the same way…
scrolling Zillow, stopping into a few open houses, trying to get a feel for things.
Totally normal.
But it’s also why it starts to feel frustrating so quickly.
Because by the time you realize what it takes to move in this market, you’re already reacting instead of leading.
When I work with buyers — we don’t do it that way.
We have a plan before we ever step inside a house.
I know what we are working with, what my buyers’ limits are, and what’s most important to them.
We know how we’re getting from the house they own to the house they want.
And we know how we’re structuring our offers before we write them down on paper.
So when the right one shows up,
there’s no scrambling.
Just confidence, clarity and action.
No guessing games.
If you’ve started looking in Cranberry and it’s not going how you expected…
it’s usually not bad luck.
There’s just a better way to approach it.
If you’re in that spot, DM me and I’ll help you map out a plan! 💌📪
xoxo
