Adding on can feel like the responsible choice right now.
Home prices are higher. Interest rates are higher. Moving does not feel as easy as it may have felt the last time you bought.
So a lot of homeowners around Pittsburgh and the North Hills suburbs are asking the same thing:
Should we add on, or should we buy something that already fits?
And I get it. Truly.
That low interest rate feels cozy and safe.
But staying put still comes with a price tag, and construction costs have climbed dramatically too. By the time you price out the addition, the roofline, the mechanical changes, the permits, the finishes, and the inevitable “while we’re at it” list, the math can get very real, very fast.
The bigger question is not just, “What would the addition cost?”
It’s this:
Is this house actually worth doubling down on, or are we just trying to preserve the parts that feel safe?
Sometimes adding on makes perfect sense, especially when the location is the irreplaceable part.
But sometimes the better version already exists. The bigger kitchen. The finished basement. The home office. The flatter yard. The neighborhood that fits your life now.

One of the best things about living in the north suburbs is that there is actually plenty going on right here. Pittsburgh North has its own local charm, family-friendly staples and everyday luxuries. And farmers markets is just one place where we excel — we’re the last stop between the country and the big city. So we get the best of the bunch.

You did sadly not list Bloomfield farmers market every Saturday on liberty avenue, 9:00 am to 1:00 pm starting early May and running through November. Outstanding produce from @whocooksforyoufarmpa @coldcofarm specializing in Italian varietals @tinyseedfarm @be.wild.er and the most exquisite European breads sandwiches focaccia’s and pastries from @_breadcrumb ……freedom farm is also their, @realfungillc with wild foraged mushrooms, Chantelle’s cheese shop showcasing small batch artisan cheese their shop is just a few blocks away……and so much more, you must go!

Not wrong, bro. I also know I’m going to get the seller a better deal even after they pay my commission than if they sell it off market. There are very good reasons for that, especially in a low inventory market like we are currently in which favors sellers.
Of course, not every seller who wants to sell off-market is wrong. I’ve shepherded off-market and pre-market sales myself where everyone involved was extremely happy with the outcome and I was confident the seller got the best case scenario for what was important to them. Sometimes they want privacy. Sometimes they want simplicity. Sometimes they just do not want their life turned upside down for showings.
I get that.
But if your goal is to protect your equity and get the strongest possible price for your home, a private sale is often not the safest strategy for a seller.
Because competition drives price. Exposure creates competition. And it is very hard to create real urgency when only one or two buyers ever get the chance to fall in love with your house.
A quiet deal can feel appealing. It can also make it impossible to know what your home might have commanded on the open market.
If you are debating whether to list publicly or sell off-market in Cranberry, Mars, Wexford or anywhere in Pittsburgh North, I’d love to help you think through the math, the strategy, and the tradeoffs.
